If you have any questions, feel free to contact us directly by phone at 972-256-6172. DFW area MLS search This is the most comprehensive free search engine available to the public. You will be able to search for active MLS listed properties including HUD, VA, and Bank-owned foreclosure properties. The search parameters that you can specify are endless. You will have more access for free, than any other search engine available. Just click the "MLS search" menu link. We only ask that if you find something you like, that you submit your offers through us (no cost to you). Discount Buyer ProgramAs an investor, you are concerned about your bottom line. We understand this aspect of your business and proudly offer an opportunity for you to increase it. Our Discount Buyer Program is designed to contribute a portion of our commission back to you, the buyer. The portion that will be rebated (some limitations will apply on a case by case basis), will be credited to you at closing and funding of your purchase. It will then be a real possibility for you to walk away from a closing with a check, rather than having to pay. How does it work? As a buyer’s real estate agent, we get paid for facilitating a sale and rendering valuable services to our buyer/client. If you were to assume some of the duties that we would normally be responsible for, then we can accept less compensation and rebate the difference to you. Here is how we have devised our program: 0.5% Rebate – You find the property, you write the offer, we take care of the rest. 1.0% Rebate - You find the property, you write and negotiate the offer (we only forward any correspondences), you provide your own resources (such as inspectors, title company, etc.), we manage the timetable to make sure it closes and offer advice and opinions. 1.5% Rebate - You find the property, negotiate, and manage the transaction, we provide advice and opinions, we forward correspondences. You choose the program that is right for you and fill out our buyer’s representation agreement. When filling out the agreement, you indicate what program you are interested in by filling out the Addendum. Then, you fax the signed agreement along with your offer to 214-452-3709. We will call you to confirm receipt of the offer and agreement and then take the appropriate action. It’s as simple as that. Discount Listing ProgramAs an investor, you are sure to end up with a property that you want to sell. Why not save a buck or two there also. A simple fact of the marketplace is that 85% of all single-family homes is sold through the MLS. Why, because it works. If you want the most traffic for the money, the two most effective marketing tools are the sign in the yard and an MLS listing. We can easily save you over 2% of your sales price on commission based marketing costs by allowing you to pick up some or most of the responsibilities of the transaction. We generally have two simple programs: 1st time listing $450 + whatever commission you want to offer the buyer’s agent 2nd time plus $350 + whatever commission you want to offer the buyer’s agent In each program, we provide correspondence forwarding, one email consultation, one comparative market analysis, one professional real estate sign, one lock box, one digital photo, and a showing service to handle all appointments. We provide additional consultation, advice, and opinions at an hourly rate. Other services are available at additional cost. See the Fee Sheet in the listing package for more information on additional services. To enroll your property in this program, tell us about it online, then download the listing package in the Adobe PDF format, fill out all the forms and fax them in to us. There is a Listing Agreement sample for your information. Make sure that we have a good phone number to reach you at and that you have a credit/debit card handy for billing as we will call you to confirm receipt of your listing package and take your payment over the phone. We also take traditional full-service listings, where we take care of everything related to selling your house. If you are more interested in this sort of listing, then let us know and we will discuss it with you at your convenience. Investor ListBesides being agents, we are investors as well. We make it our business to find deals, sometimes for ourselves, but most of the time for our clients. Many of these deals are from the MLS, but we find some deals outside of the MLS too. We keep a comprehensive database of investors that we work with. For each deal that we uncover, we will either send it out to all of our investors as an email, or if we can closely match it to what you have indicated to us as a good deal for you, then we will call you directly on it. We would like to invite you to participate in our Investor List Program. But, there are a couple caveats, so read the fine print below. When you are ready to get signed up, go to our registration page and fill out all fields completely, then tell us exactly what type of property you are looking to purchase, how you intend to buy (cash, financing, sub2, etc.), what areas you are interested in, what limitations you have (e.g., not more than $1000 earnest money), and what you generally do with it (lease/option, sell retail, wholesale, lease, etc.). We will send you a welcome email to verify that you have been entered in to our system and then we will begin to send you deals. Note: We expect that if we provide a deal to you, that you will use us as your agent on that deal (regardless of whether you are entitled to collect real estate commissions or not). We may charge a finders fee independent of and/or over any commissions that we may be entitled to. We do not negotiate with our commission. Any breach of our trust in any deal that we provide you will be grounds for immediate and permanent removal from our database. Pay4compAs an investor or a homeowner, you will undoubtedly have a need at some point to get a Comparative Market Analysis. This report can be used to establish the price of a property you need to sell, to fight a tax appraisers assessment, to determine what equity you have in a property, to figure what a house could be worth, and much more. There is only one way to get this CMA and it’s through a real estate agent. Many agents charge up to $50 for these reports. We offer these reports for a nominal fee of $8. To use this service, you go to our contact page and send us the address of the property, the reason for the report (so that we can tailor the report to your particular need), and any filtering parameters that you want to specify (such as 0.5 mi radius, within 5 years of age, same bed, same bath, etc.) When we receive the request, we will call you to confirm receipt and to collect the payment information over the phone. Once payment is processed, then you will receive your report via email within 24 hours. | |||||||||||
